DA APPROVAL

We are delighted to start the year with the DA approval of a recent application to the Inner West Council.

A beautiful Victorian terrace will gain a rear extension that will improve its amenities and add an ensuite to the upper level of the house.

But What is a Development Application [DA]? And why do you need one?

Most residential developments in New South Wales will need a form of planning approval before they can be built. The reason is, the council needs to check that what you are proposing is within your local Planning Regulations. In other words, they need to verify that you are planning according to the rules.

When you apply to extend your house to your local council, this is most commonly called a “Development Application.”

But there are other forms of approval. Some alterations can apply to a Complying Development which means that they can be approved by a private certifier.

How can you apply for a DA?

Usually, the Architect will start by defining what your design is and then determining, in consultation with a certifier, if it will require a DA or not. If a DA is required, a package of reports and drawings will be prepared by the Architect and other specialist consultants, and then lodged to your local council.

Having an experienced Architect in your team will mean your DA will have a higher chance to be correctly done and your design more likely to be approved.
